Declutter, professionally clean the home, remove as much “stuff” as possible, power wash the home, clean up the outside as much as the inside, cut the grass, remove items from the yard and be ready to stage the inside.
Most of the time, you will not recoup the money from most renovations to make it worth the investment. Most renovations will increase the perceived value, but not always the actual value. Most of the items you should consider aside from having everything clean would be things like flooring/carpet, neutral painting and cosmetic items that are noticeable. You want to have the home appealing most of all to gain as much of that perceived value you can.
It’s possible that you might want to have a pre-inspection performed for YOUR benefit. This will allow you to see what other people might find during an inspection they have done. You want to make sure that things like the AC are serviced, that there are no electrical hazards, safety issues or plumbing problems, leaks, etc. If any of these items are present, get them fixed, they will most likely be asked for anyway, so it’s best to get them done up front.
